Another Proposed new subdivision on Campground!

zoning signAs many of you are aware, the land across from and south of Calamar is being requested to be rezoned to RES3 from Agricultural. The proposed plan has 177 new homes on approximately 1/4 acre lots. This means more traffic on Campground Rd., Highway 9, Dickerson, and Post.

Why are RES3 lot sizes so important?
This year there have been 1,515 residential units zoned, and there are another 2,382 under review. Of those zonings, 2,368 units fall in the RES3 zoning category. Up until the Summer of 2012, the RES3 lot sizes were 14,500 square feet. Our Forsyth County Board of Commissioners voted to reduce them to 10,000 square feet. THIS PETITION IS TO REVERSE THAT DECISION.

On March 15, 2012, Forsyth County approved a new land use map that indicated most of the county’s residential housing should be built out under the RES2 and RES3 zoning categories.

Just months later, on July 18, 2012, our Forsyth County Commissioners made many changes to the Forsyth County Unified Development Code to encourage fast growth…. Most of the changes we’ve identified were not voter and taxpayer friendly. Changes like lowering the lot sizes of RES3 from 14,500 square feet to 10,000, and decreasing side yard setbacks. The result, more homes per square mile than the Forsyth County Land Use Map had prescribed.

The financial burden to create the infrastructure for all of these new homes falls on the shoulders of the existing taxpayers, via more bonds, increased water and sewer rates, and other taxes. But we can’t keep up. Our roads are packed, and funding for improvements are years behind, and even decades behind when it comes to state road funding like highway 9 and Georgia 400. We need better growth management, and returning the RES3 lot sizes back to 14,500 square feet is the first step.

What’s the good news?
The good news is that all five Forsyth County Planning Commissioners voted to return the RES3 lot sizes to 14,500 square feet.

Why the petition?
We need at least three of the five Forsyth County Board of Commissioners to vote for it as well.

What now?
Forsyth County Commissioners Jim Boff (district 5) and Todd Levent (district 3), have both acknowledged that reducing the RES3 lot sizes by 45% was a “mistake” (Boff), and has had “unintended consequences” (Levent). As stated earlier, the biggest consequence is many more homes being put in per square mile than the Land Use Map calls for.
